Job DescriptionREAL ESTATE MANAGERPOSITION SUMMARYThe Real
Estate Manager will work with the Vice President of Real Estate &
Development to assist in all functions of real estate projects.
This includes but is not limited to, transaction coordination,
administrative functions, and weekly updates. The Real Estate
Manager is responsible for completing all tasks assigned by the VP
of Real Estate & Development. They will coordinate and communicate
with Company Partners to ensure all necessary information is being
shared and received. They will take care of many of the aspects of
commercial properties for both FatCats and Costa Vida developments

together.RESPONSIBILITIES:
- Focus on long-term strategic financial planning, rather than on
the day-to-day operations of the property.
- Once a site is selected, assist with lease management.
- Real estate asset managers review their company's real estate
holdings periodically and identify properties that are no longer
financially profitable.
- Proficient in lease management.
- Negotiate with government leaders, businesses, special interest
representatives, and utility companies to gain support for new
projects and to eliminate potential obstacles.
- Meet with clients to negotiate management and service
contracts, determine priorities, and discuss the financial and
operational status of properties.
- Market vacant space to prospective tenants through leasing
agents, advertising, or other methods.
- Act as liaisons between on-site managers or tenants and
owners.
- Investigate complaints, disturbances, and violations and
resolve problems, following management rules and regulations.
- Maintain records of sales, rental or usage activity, special
permits issued, maintenance and operating costs, or property
availability.
- Meet with boards of directors and committees to discuss and
resolve legal and environmental issues or disputes between
neighbors.
- Maintain contact with insurance carriers, fire and police
departments, and other agencies to ensure protection and compliance
with codes and regulations.
- Confer with legal authorities to ensure that renting and
advertising practices are not discriminatory and that properties
comply with state and federal regulations.QUALIFICATIONS:
- Strong customer and Personal Service Skills
- Past Administration and Management experience
- Strong decision Making and Problem-Solving Skills
- Ability to complete demographic studies in current and
forecasted markets thru ESRI (preferred)
- Maintain a map of existing and future stores on ESRI
(preferred)
- Ensures all documents, agreements, and leases are in place
prior to transition including fully executed leases and fact sheets
are completed for both new development and retention deals.
- Minimum of one (2) years prior Real Estate Development
Experience
