Overview: The primary focus of a Facilities Manager is to execute facilities management activities for Sunrun and its affiliates. A Facilities Manager owns end to end project management of new builds, moves, remodels, and building improvements within a designated region. A Facilities Manager is the property management liaison and acts as the day-to-day facilities point of contact for tenants and landlords. A Facilities Manager is responsible for budget administration, financial management and vendor contract management within their region. Additionally, the Facilities Manager is responsible for organizing, motivating and leading a team of Facilities personnel. Responsibilities: Project Management of New Builds/Moves/Remodels * Collaborate with Real Estate Manager to identify suitable facilities and leases * Manage the project budget, timeline, space planning and design. Ensure Sunrun's brand and national design standards are adhered to * Direct the needs of the facility and outfit new locations with furniture, supplies, equipment and services such as utility, IT support, security, janitorial and other related services * Build strong partnerships with internal teams such as IT, Legal, Finance and Branch Management Vendor and Contract Management * Manage the maintenance of contracts and ensure contracts adhere to Sunrun's corporate policy. Ensure contracts are retained and up-to-date * Manage vendor relationship, certify vendor insurance compliance and perform quality assurance of vendor performance Facilities Maintenance * Execute and document facility repairs, improvements and related activities in support of the Sunrun brand requirements. Work with outside general contractors, regulatory agencies and other internal support functions to perform cost effective, compliant and high quality repairs and improvements * Prioritize and execute facilities work order requests in a timely manner * Oversee program for preventative maintenance. Establish routine facility inspection practices necessary to ensure basic safety requirements * Perform regular property inspection at minimum of 4 times per year. Ensure building is clean, organized, safe and operational * Manage asset tracking and replacement for furniture, equipment, art, etc. Budget & Financial Management * Develop annual expense budgets and manage budget spend inclusive of variance reporting * Develop and maintain a 3 year capital needs portfolio * Manage invoicing, purchase requisitions and purchase orders for commercial billing * Provide financial system oversight * Establish formal cost containment and reduction plans suitable for the Facilities Department accountabilities * Identify and implement ways to streamline processes Employee Management * Act as the direct manager to the Administrative Assistant and Facilities Coordinator within a geographic region * Manage employee by providing feedback and coaching to enable excellent performance * Direct employee's priorities and schedule Safety * Ensure all properties are safe and within code compliance * Develop and implement an office safety program Customer Service * Develop relationships with key internal customers and interact effectively with multiple internal departments on facility related projects * Provide an environment fostering a positive employee experience Qualifications: * Provide BA or AA in business or equivalent or technical training in facilities management * Minimum of 5 years of progressive experience and responsibility in a Facilities Management position, three of which were holding a supervisory position with budget authority and directing a multi-functional maintenance staff * Strong mechanical aptitudes, and a working knowledge of electrical, and mechanical systems, preferred but not required * Ability to define problems, and resolve or manage their resolution quickly * Familiar with building codes, OSHA regulations and current health and safety regulations, preferred but not required * Hands on orientation, ability to work well in a high paced environment and team oriented * Business process development experience * Experience working in an Oracle ERP environment * Previous experience with automated service requisition process a plus * Ability to remain flexible and adaptable to the changing needs of the business * Strong written and verbal communication skills * Ability to work well under pressure * Strong organizational skills * Ability to multitask, prioritize and delegate * Works well independently and as part of a decentralized Facilities Organization * Strong problem resolution skills PHYSICAL DEMANDS * Ability to work safely in a warehouse environment * Ability to operate office equipment including computers and determine accuracy of work * Ability to interact with co-workers and participate in meetings * Ability to transport materials and equipment to complete assigned job tasks (up to 50 pounds frequently and up to 100 pounds with assistance) * Ability to travel to regional sites via air and ground transportation Sunrun is proud to be an equal opportunity employer that does not tolerate discrimination or harassment of any kind.
